Roof cleaning is one of the highest-value services in the pressure washing trade and one of the easiest to underbid. The work looks simple from the ground and is anything but: it carries height risk, chemical cost, plant protection duties, and real liability if done wrong.

What actually drives the number

  • Pitch — anything above 6/12 slows everything down and demands fall protection

Asphalt shingle roofs must be soft washed with a low-pressure cleaning solution. High pressure strips protective granules, shortens roof life, and voids most manufacturer warranties. Say this in your quote — it is a selling point against competitors who blast roofs.

Quote roofs on time and risk, not area alone

Square-foot rates are a starting point for roofs, not a pricing model. Estimate your total on-site hours including setup, plant protection, application, dwell, rinse, and cleanup, then multiply by your required hourly revenue and add chemicals and travel.

Roof work should almost always be quoted at your premium tier because of the height and liability exposure.

  • State that the method is low-pressure soft washing, not pressure washing
  • Note that some staining may lighten gradually over several weeks after treatment
  • Require the customer to close windows and move vehicles before arrival
  • Exclude pre-existing damage, loose shingles, and gutter repairs
  • Include the validity period so the price is not open-ended
